What do you want to achieve right now through investing in real estate?
Many times highly profitable equity growth projects have low to no cashflow during an initial “value add” period, but the final payoff is very large and can dramatically move the needle as your build wealth
Equity growth opportunities will usually see annual returns north of 30% + and will return invested capital in 12 – 36 months.
These types of deals are a safe and profitable way to leverage rental real estate to provide money you can live on, and that paid to you like on a consistent monthly or quarterly basis.
Cashflow focused deals normally pay between a 7% – 12% annual return and will have your money invested for between 24 – 72 months.

The holy grail of finding investment real estate is getting first look at properties before they hit the market and sourced directly from the owner.
This allows you to have maximum flexibility on deal structure, and save huge amounts of money by cutting out the middle men.
However, to do this at scale requires a deep understanding of data sourcing, enrichment, sorting, and “at scale direct to seller marketing”.
Because of the complexity the vast majority of investment companies settle for sourcing properties from the tried-and-true source of broker relationships.
